Preparing Your Home For Sale

Don't get in the way of selling your home by making it difficult to show.

Some weeks I see up to 30 homes for sale. It amazes me how often properties are in terrible condition, over priced, and difficult to show. This post covers the importance of making your home easily available to show to prospective buyers. My goal as a listing agent is to get as many qualified buyers in to see your home as quickly as possible in the first 2 weeks of hitting the market. Statistically, that is when you will see the best offer, or offers, as the case has been recently with our low inventory market. Make your home easily available to show. Scheduling showings with buyers and agents availabilities is tough enough. People are busy. Add to the mix, "no showing's except 4-5PM every other Tuesday" or "need two days notice," or a listing agent not returning calls promptly, will cause many buyer agents to simply move on to another property. Lock boxes are useful to allow easy access. The modern ones used locally are called Supra, sending showing information immediately to the listing agent, so they can follow up, as well as have a record of who was in the home for security purposes. (I will discuss safety and security in the next blog) Lock boxes are primarily used for vacant and lower priced properties. Ideally, any home for sale should be available to see at any time during business hours, or early evening, with 2 hours notice. Keep the beds made, the dishes washed, and give the dog a holiday at a friends house during the listing period. Don't get in the way of selling your home by making it difficult to show.
